Zoning
From the Wells County GIS, the project site is located in a farm zone. As a result, we have filed re-zoning papers with the county at http://wellscounty.org/forms.htm.
ADA requirements
ADA accommodations will adhere to chapter 11 of the IBC 2009, especially relating to the entrance ways and restroom facilities. In general, any area of the building must be accessible by those who are constricted to travel by the method of wheels (for example, ramps or elevators must be used in place of stairs). All entrances must be accessible by those who are handicapped, and entrances and exits into the building itself must be expecially considered as they must be able to open and close under their own power.
Occupancy classification and description
It is an assembly subgroup 3 building, or A-3 for short. These buildings are intended for people to assemble in them for religious, civic, or social functions. The third subgroup contains the miscellaneous buildings, whose main purpose does not constitute fixed seating or revolve around food or drink consumption. A YMCA fits this agenda as it does not have fixed seating and it is not a bar or restaurant. (Section 303)

Based on the type of building, we will be building it out of concrete and glass.
Maximum building size: maximum area, maximum height,maximum number of stories
Based on the building classification and constraints, our building will be 15 feet high, and 1 story.. Since we're building a type A-3 building and using type I construction materials, we could build the building an unlimited number of height and stories.

200 people for the 10,000 square feet reserved for exercise purposes. 50 people for the meeting rooms. A total of 250 people maximum.

Parking requirements
Adhering to ADA codes and occupancy requirements, we will have 50 parking spaces, with 2 additional handicap parking spaces. (Section 1106)
